Rental Rules/ Contract
“Alighthouse” is located at 754
1) CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK OUT IS 10 A.M. EST. NO early check-ins.
2) This is a NON SMOKING house.
3) We rent to family groups exclusively. We will not rent to vacationing students or singles under 25 years of age. The undersigned renter assumes responsibility for guests in the house during their stay.
4) MAXIMUM OCCUPANCY: The maximum number of guests in the house is limited to 15 persons.
5) Pets are permitted only with prior approval. $50 per pet fee applies. All pets must be leashes at all times. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and tick are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The house owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises.
6) PAYMENT:
An advance payment equal to 50% of the rental rate is required within two (2)
weeks of booking the reservation. If the
advance payment is not received within two (2) weeks, the reservation will be
cancelled. Please make payments in the form of traveler's checks, bank money
orders, cashiers checks or personal checks payable to
7) DAMAGE DEPOSIT: A damage deposit of $200 is required. The deposit is fully refundable within (14) days of departure, provided the following provisions are met:
a) No damage is done to the house or its contents, beyond normal wear and tear.
b) No evidence of smoking is found in the house.
c) All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the dishwasher and cleaned.
d) All keys are left in the lock box and the house is left locked.
e) All charges accrued during the stay are paid prior to departure.
f) No linens are lost or damaged.
g) NO Early check-in or late check out.
8) INCLUSIVE FEES: Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. The linen setup will include beds made and a spare set of sheets for each bed in each bedroom closet. If the renter changes the sheets on any beds, the soiled sheets must be washed and replaced in the bedroom closet.
9) CANCELLATIONS: Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a $75 cancellation fee. Cancellations that are made within 60 days of the arrival date forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
10) FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
11) NO DAILY MAID SERVICE: We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the house to the beach.
12) WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.
13) PARKING: Vehicles are to be parked in the driveway or in the front yard only. The maximum number of vehicles depends on vehicle size, but the practical limit is four – three in the driveway and one in the yard. Damage to the house or property resulting from improperly parked vehicles will result in forfeiture of the damage deposit. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
14) FIREPLACES: The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace.
15) STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Beach roads can be flooded and access may be prohibited during sever weather. We do not refund due to road conditions or travel prohibitions.
16) TRAVEL INSURANCE: We highly recommend you purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.
17) HOME OWNER RIGHTS: We reserve the right to access the house during your stay. We will attempt to provide advance notice prior to accessing the house.
