CANCELLATION - $30.00 cancellation fee regardless of time. Cancellations that occur 30 days or more prior to the scheduled arrival date receive a full refund, 29 to 11 days prior to arrival forfeit the daily rental amount, 10 days or less prior to arrival receive NO refund of any monies received. And, should unusual circumstances arrive, we have the right to cancel the reservations at our discretion and refund the entire rental fees that have been collected.
CHECK-IN/OUT - CHECK-IN time is 4:00 PM on arrival date. CHECK-OUT time is noon 12:00 PM on departure date. Any exceptions must have prior approval from owner/manager.
RULES & REGULATIONS - Minimum stay is two nights. Holidays have a three night minimum stay. In order to preserve the integrity of the home, we ask that it be occupied in a dignified manner, protecting the premises and its contents against damage, loss or theft. The owner/manager of the vacation rental will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property. We do not refund due to mechanical failures, and we reserve the right to refuse service to anyone.
OCCUPANCY POLICY - We rent to adults only. No teen or college parties allowed. Violators will be asked to leave immediately without a refund. Maximum occupancy (which includes children) is 6 persons. If guests exceed the limit, you will be asked to leave and you will not receive a refund. Courtesy and respect for your neighbors must be observed at all times.
CLEANING - To keep costs down for our guests cleaning is not provided after your check-out. Guests are expected to leave the house as clean or cleaner than they found it. To avoid cleaning charges, please follow the Cleaning Procedure Sheet located in the "Welcome" folder located on the dining room table. (Launder all used linens, towels, etc. and replace where they belong, vacuum, wipe down counters, wash dishes, clean out frig, return furniture to original places, etc.) If manager finds that the home is in need of cleaning, you will be charged a minimum fee of $50.00 from your security deposit. Also, all garbage must be taken upon departure, unless previous arrangements have been made. Please be aware that there is a $25.00 additional charge for garbage left.
SEWER NOTICE - Please note that we are on a "septic system", therefore, we ask that you do not flush irregular items, such as, sanitary napkins, diapers, etc. down the toilet, as it will cause damage to the system.
DEPARTURES - The property must be vacated by 12:00 PM noon on the date indicated, unless otherwise extended with agreement from the owner/manager. The owner/manager shall have the right to take immediate possession of the unit at check-out time. Upon departure, please turn the thermostat & lights off and return the key to the key-box after locking all doors.
KEYS - Replacement cost for each key is $10.00.
NO PETS - NO SMOKING IN HOUSE - Forfeiture of Full Security Deposit if any indication of smoking in the house or pets brought on property.
MISC - The home is fully furnished. Bed linens and towels are provided, but please bring your own beach towels. Please do not remove the bath towels from the home.
