· You must complete the application completely and honestly, failure to do so is grounds for rejection. · We need to determine that you are able to pay your rent in a timely and consistent fashion. We will verify this by one or more of the following methods: checking with previous landlords, checking your credit history, verifying sources of income, and/ or checking with your employer. · We need to determine that you will be respectful of the terms of the lease and generally be a good neighbor. We will do this by checking with previous landlords. · We will not rent to individuals with a criminal history that includes activities relevant to landlord-tenant issues such as crimes affecting the safety of persons, property crimes, drug related crimes, etc. We also check public records that indicate civil judgments, evictions, bankruptcies, etc.

· We do not discriminate against those individuals protected by law. · We allow 2 individuals per bedroom. · We do not allow pets and we do not allow smoking. · We expect the rent to be paid on the 1st of the month and will assess a $25 late fee if paid after the 5th. · We feel strongly about providing a safe, comfortable place to live. Illegal or disruptive behaviors will result in prompt involvement by law enforcement. · If you are offered housing with us, you will be asked for a pre-lease deposit of $200.00 prior to signing the lease. This will be applied to your damage deposit when you move it. A pre-lease deposit is a show of good faith on your part that you will indeed move in and it means that we will hold the unit for you. You forfeit the deposit if you fail to move in.
