In return for the deed to the above-described lands, Anton agreed to provide his mother with the following items every year:
- $75
- all necessary cordwood cut to stove length
- to give her 1/3 of all fruits and berries grown on a piece of land (about 1/2 acre) now used as a garden
- to leave her in quiet and peaceable possession of 2 rooms in the dwelling house
- to pay the mortgage (executed by Mary and her husband, Michael Gallitz) securing a payment of $1000
- to take care of her if she is sick and to do or have done all washing and ironing
