We hereby Certify that:
Richard W. Guest does not actively seek any leads for building inspections from any real estate agents, any banks, any lending institutions, etc. If we are called by a bank or other lending institution to perform an inspection, we will perform said inspection only if there is no conflict of interest as described herein.
We will not perform any inspection where the subject property is owned in full or in part by anyone that would make the inspection a Conflict of Interest.
We consider Conflicts of interest to include:
Any seller (or property owner) who is in some way related to us. How can we honestly perform a thorough inspection if the existing property owner is a friend or a relative?
Any seller (or property owner) who had us perform an inspection of the subject property before they purchased the property - as these persons would still be considered our "client" even though some years may have passed since we performed the original inspection.
Our receiving any gift, monetary or otherwise, from any real estate agents, any banks and any lending institutions. We will not accept any gifts from anyone where receiving said "gift" could in any way be construed as a conflict of interest.
Any "preferential-treatment" by any real estate agents in the way our business is displayed/portrayed in the agents' office - such as on prominent display and/or have our name on a list of their 'preferred' inspectors.
We understand that the real estate agents' job is to sell the property.
We also realize that certain inspectors may be 'favored' by certain persons - for whatever reason.
If a real estate agent claims they "do whatever it takes to make the sale a smooth one" - how does that relate to an inspector who will go in and be completely honest about major problems? After all, how can the sale ever be a "smooth" one if the inspector finds major issues which turn away the buyer?
We DO NOT work for the real estate agents, we work for the person buying the property. We do not answer to the real estate agents, we answer only to our client - the buyer! You can pick an inspector from a list of several inspectors provided by the real estate agent or you can pick an inspector who is recommended by many buyers who have had us perform the inspection and have had their eyes opened as to what it was they were buying!
NOTICE:
Effective January 1, 2011, there is a Cancellation Fee of $120 for any inspection appointment that is cancelled within 72 hours of the Scheduled Inspection time - regardless of when the inspection appointment was made.
When the inspection appointment is scheduled, the client (buyer) must furnish us their name, full mailing address and physical address (if their mailing address is a PO Box or different than the physical address). The client must also furnish us with the subject property owner's name and full physical address (no PO Boxes).
Payment to HBIS, LLC for any inspection cancellation is due immediately upon cancellation and is non-refundable. If the client proceeds with an inspection (same property or any other property no further than 60 miles from our office) within fourteen days of cancellation day and time, the $120. cancellation fee will be credited toward the inspection that is performed.
