Well, you’ve determined that an addition or major remodeling to your existing home makes sense for
your situation.  From a design point of view, this is the most challenging project for an Architect. 
Your existing home is already unique in its’ own way.  The character and style is well established and
will either change dramatically due to the new work or be extended with the new work blended into the
existing structure.  To properly design your new addition and/or remodeling we must accurately model
your existing home in order to allow the new work to properly function, flow, and be structurally
compatible with your existing residence.  This step / work must be performed in addition to the normal
processes described on our web page labeled “Want to Build a Home?”.  Some addition / remodeling
examples follow below as well as a listing of our typical services provided for the design of your custom
addition / remodeling project (Conceptual Design Services) and the development of builder plans
(Construction Documentation Services) which are used to acquire permits, prepare construction
bids, and construction of the residence.

Remodeling and Addition Projects

 

CONCEPTUAL DESIGN SERVICES:

Services include –

  • Client interview and review of budget, design style, lifestyle, space desires, wish list, etc.
  • Project programming incorporating client interview, preliminary code analysis, zoning
    restrictions, site analysis, etc.
  • Build 3-D model of existing structure based upon either field measurements or “as built”
    blueprints of the existing home.
  • Develop project in three dimensions utilizing the 3-D model of the existing structure, client
    interview and programming data.
  • Build floor plans with basic dimensioning for paper presentation.
  • Generate elevations indicating preliminary finished surfaces for major exposures (N, S, E, & W).
  • Draw a perspective view of the 3-D model for the major exposure (typically the front entrance).
  • Provide selective interior perspective views to describe design intent.
  • Generate color rendered exterior view to enhance understanding of design concept.
  • Provide computer generated “virtual reality” file on CD for client use and viewing on their
    personal computer.

 

Fees for Remodeling / Addition projects must be calculated in two steps.  Building of a 3-D computer
model of the existing residence must be completed prior to new design work.  The fees for this work
must be added to the design fees for the Remodeling / Addition Conceptual Design work.  Fees shall be
calculated using the total enclosed building area.  Area is to be calculated from the exterior wall face
and basement / foundation wall exterior face, including garages, finished basements (unfinished
basements are to be calculated at 50%), and covered porches / decks are to be calculated as enclosed
building spaces.

Fees above are based upon the client providing “As-Built” blueprints with plans, elevations, and
sections for development of the 3-D computer model.  Field measuring and dimensioning shall be
performed hourly to generate adequate data for the 3-D model.

 

Conceptual Design Fees shall be calculated utilizing the areas to be remodeled, modified, restored, etc.
along with addition area.  Gross area calculation shall be determined to the outside of all walls involved
with project.  Finished basements and attics shall be included in calculations; unfinished accessible
attics and basements shall be calculated at 50% of their calculated area.  Covered porches and decks
shall be included in fee calculations.

Revisions to initial concept shall be performed hourly at current rates.

 

 

CONSTRUCTION DOCUMENTATION SERVICES:

Services include –

  • Cover sheet containing exterior perspective view, sheet index, code analysis and data, and
    project narrative.
  • Fully dimensioned and noted, ¼” scale, Foundation / Basement Plan.
  • ¼” Scale Floor Plans, fully dimensioned, noted, and tagged for window & door schedule.
  • Window and door schedule with manufacturer model #’s if known.
  • Four elevations of the major exposures to appropriate scale with exterior materials identified,
    window and door operation shown, foundation and footings shown in elevation, and noted for
    permit requirements.
  • Project isometric view (birds-eye view) for overall project visualization.
  • Longitudinal and cross sections of the building indicating overall construction of the structure
    and stair operation.
  • Detail construction section of a typical exterior wall to identify construction detail, materials,
    vertical dimensions, foundation wall structure, frame wall structure, floor structure, ceiling
    structure, and roof structure.
  • Floor framing plans showing joists and beams with full member description and sizing.
  • Ceiling framing plans indicating joist member species, grade, and sizing.
  • Roof framing plan detailing rafters, collar ties, ridge rafters / beams, valley rafters, and
    sub-fascia including species, grade & sizing.
  • Schematic framing isometric indicating the framing system incorporating the foundation, floor
    framing, wall framing, and roof framing.

 

Construction documents shall be generated utilizing the design as developed in the Conceptual Design
phase listed above or other documents equal to that developed from those services.  Minimum
documentation shall be: fully developed design plans with basic exterior dimension shown and interior
room dimensions indicated; preliminary elevations showing materials and general details; plot plan with
basic terrain features (topographical information) and structure located; and “As-Built” blueprints of
the existing structure including dimensioned plans, elevations and section.  Fees shall be calculated
using the remodeled / addition building area.  Area is to be calculated from the exterior wall sheathing
and basement / foundation wall exterior face, including garages, finished basements (unfinished
basements are to be calculated at 50% and crawl spaces are not to be calculated), and covered
porches / decks are to be calculated as enclosed building spaces.  If conceptual design services
described above are not provided prior to construction documentation services, and equivalent
documentation is substituted, fees to build a 3-D computer model of the existing structure, as
described and listed above, shall be applied in addition to these fees listed below.

    • Structural steel detailing, sizing, selection, etc.
    • Interior finishes.
  • Plotting of drawings.
  • Blueprinting
  • Messenger services and postage
  • Material research.

 

Services not included in fee schedule can be performed on an hourly basis at current rates and / or
invoiced at cost plus 15%.
