Introducing:

Steven L. Glenn, Architect / Builder

Your new Architectural Design Department ! ! !

·        Provide your clients with personal design services as a normal part of your business practice.

·        We work as your representative, delivering services specific to your style of building.

·        Advertise your new design service to increase new leads.

·        Sign your client before they hire an independent Architect and open the project to a bidding situation.

·        Control the project from inception as an integral partner in the design process.

·        Integrate budget constraints and processes in the design phase, for a smooth transition to actual construction of the project.

·        Add our 20+ years of experience in Architecture, Engineering, and Construction to your team.  We are a Licensed Michigan Builder and Architect.

What We Do:

·     With our background / experience as a Builder and education / License as an Architect, we provide design and construction documentation which reflects the needs and requirements for actual field use by the trades.

·     All conceptual design work is produced with state-of-the-art CADD computer programs which become the basis for construction documents.

·     Clients are presented with graphical representations of their project in both 2-D and 3-D for a clear understanding of the final project / home.  Photorealistic, color perspective renderings of the exterior and interior are generated as well as computer virtual reality files which are provided to the client on CD for viewing on their own home PC.  Glossy, color, 8 ˝ x 11, prints of all perspective views are generated for both your client and your files.

·     Construction drawings detail necessary elements of the construction without over detailing, showing your unique construction techniques where appropriate.  Every Builder / contractor has his/her own methods and techniques which set you apart from your competition.  These elements of your special unique approach can be documented, allowing you to sell your services based upon the drawings and details.

·     Plans developed for your project include schematic framing diagrams identifying all joists and beams laid out from a logical framing reference point.  Each wall stud is shown within the walls (plan) coordinating the studs with the framing reference and joists.  All structural members are preliminarily sized, increasing the lumber yards estimate accuracy, which reduces your fixed cost risk.  As an additional service, we can provide schematic wall framing diagrams for every wall on the project, indicating the sill and top plates,

·     Engineered “Trade” drawings are offered when it is desirable or required to direct your sub-trades (HVAC, Plumbing, & Electrical) to the complexities of your complex or unique project.  Bidding from the subs will be apples-to-apples not apples-to-oranges and more competitive.

·     Eliminate your bad experiences with “Design Architects” lack of field experience and un-buildable details.  No third party to alienate you from your client.  Build the project to your standards and techniques without the Architects inspections quoting buried text in unreadable specifications or interpretation of incomplete drawings.  Change Orders and Field Modifications stay between you and your client without the Architects meddling.
