Why have a home inspection?
Buyers
Any
purchase agreement should include a statement that the purchase is contingent upon
a satisfactory professional home inspection.

report on the condition of the home, including any findings that may or
may not require a substantial financial investment to correct.
- The detailed report you
receive will aid you in making an informed decision on the home you are
purchasing, based on the structural and mechanical condition of that home,
and if any renegotiating needs to be made on the items found during the
inspection.

condition will give you the confidence when negotiating a selling price
for your home.

repairs that you may need to do to sell your home quickly.

that may arise during the selling process

How to choose a home inspector
Previous home inspector clients
- The
best way to choose a home inspector is by word of mouth through others
that have paid a home inspector for their services. Listen to and talk to them, and
determine if that home inspector is right for you.
Lenders
- Lenders can direct you to the home inspector that will
provide you with the best service.
They have the same interests and concerns as a homebuyer, and want
an unbiased, honest and knowledgeable report of the condition of the
home. Lenders have the same
financial investment that the homebuyer does and want to know the true
condition of the home they are financing.
Attorney
- An attorney usually has a home inspection company they
trust. One that is honest,
competent and professional and that they know will furnish a factual
report. Essentially, you pay the
attorney to protect your best interest and they want to work with a home
inspector that does the same.
You
- YOU are the best person to decide on the home
inspector that is right for you.
Make personal contact with a prospective home inspector and ask
questions.
- How
long will the inspection take? hold the inspector to the industry standard
– 3 to 4 hours
- does he act and look professional, does he have
good, clean and professional equipment/vehicle?
- Feeling
comfortable and being able to talk freely during an initial interview with
a home inspector is a good indication of the satisfaction you will get
from that home inspector and the home inspection process.
