In this section you will find several areas of information.

The first, entitled HOW WE RENT IT, tells you how to find out what rentals we have available and explains our policies on "getting a location address," "viewing a property" and "making an application" right on through to "signing a contract".

The second, entitled WHO WE ARE, WHAT WE DO, presents a short introduction of the principals who run Jacobson Management, the services the company makes available to prospective renters in San Luis Obispo county, and the market principles and policies by which Jacobson Management Services conducts its business.

The third, entitled FOR RENT NOW, is an expanded listing and description of each of the properties which Jacobson management offers for rent as of this date, and for which the company is presently soliciting and accepting applications.

The fourth , entitled COMING UP! is a list of properties which are managed by Jacobson Management Services, and which we expect to be available for rent in the near future, but which are not presently available for showing.

HOW WE RENT IT!!

(Section: The First)

What follows here is: "Anne's really good rules of the road for renting an apartment or house through Jacobson Management Services!!!

When a property we manage becomes vacant, we make sure everything is in good condition and the property is ready to show. Ascertaining from a search of the market the terms and conditions under which like properties are being offered on the "for rent" market, we determine the conditions under which the" willing "seller" (in this case, the owner) will contract with a "willing buyer" (in this case, the prospective tenant ) to rent the property. We advertise the availability of the rental, and if you respond to our ad, you call us at 805.528.6233 for basic conditions under which the property is being offered for rent. This phone number has taped information about our presently available properties. Please be aware, however, that, 805.528.6233 DOES NOT TAKE MESSAGES. If you wish to fax us an application, fax it to 805-528-6848.

If you are given the address of an advertised property, we ask that you give it a drive by, but more importantly, we ask that you not walk or drive on the property, and that you not disturb any tenant or neighbor. Essentially, we have very nice tenants. We appreciate them and are very protective of their privacy. UNDER NO CONDITIONS, would it be a good idea to inform me, as one (unsuccessful) prospective tenant once did, "well, I just happened to knock on the door of the neighboring apartment, and when I did, this old geezer showed up."

After driving by the advertised property, if you are further interested, please call us at our appointment number, 805.528.5908, between 9:00 in the morning and 7:00 in the evening to speak with one of us, so that we might make an appointment with you to show you the property and to outline the conditions of tenancy. (We do all our interviews face to face.) If we are not available when you call, you will be able to leave a message at this number. At another part of this site you will find our application form which you can print directly from our screen or we can fax it to you. You can hand us a completed application at the time of the showing of the property, or you can e-mail, fax or mail it to us. Essentially, we let you set the pace in these negotiations. (We do not charge you for processing your application, but we do ask that you NOT submit an application for our consideration unless you are serious about renting a specific property which we are offering. ) Upon receipt of your completed application(s), (by definition, each person who is applying submits his or her own signed application) we will call you to confirm that the property is still available and you can confirm that you are still interested. After talking personally with you and ascertaining that you are serious, we will:

1) process your application --usually within 24 to 48 hours
2) call you when we have finished, and (if everything checks out)
3) make an appointment for us all to meet at the property,
usually within the day.

At that second meeting we will execute the contract on the terms we have mutually agreed upon. The first month's rent and the deposit will be due upon the signing of the rental contract; the first monies we collect from you must be in cash, cashier's check or money order (made out to: Anne R. WHO WE ARE AND WHAT WE DO!

WHO WE ARE:

Allow me to introduce myself to you. My name is Anne R. Abler, and my husband is J. Richard Woodworth. Unlike Hildegarde who is a Cyberspace Construct (supra), we are real, live people. Each of us is a Real Estate Broker (Agent) licensed by the State to practice and provide real estate services to clients in California. We are NOT "Realtors." We have been in business here in Los Osos since 1976. In addition to our building and maintenance corporation, Woodworth Home Builders The Corporation, (Contractors License number: 380906), we own and operate Jacobson Management Services, to provide management services to owners of real property for whom we have chosen to work. We also provide real estate investment counseling, obtain mortgages, and provide other financial services for our clients and prospective BUYERS and BORROWERS through our company, Blackwell Financial Services. WHAT WE DO:

Basically, Jacobson Management Services contracts with property owners to represent them in the renting, managing, and maintenance of their properties in SLO county. An owner (if he is acting on his own behalf, he is often called a Principal) in a financial transaction will often employ "agents" to perform services in the course of his or her ownership of real or personal property. In these rental transactions, we act as agents of the owner, and as such, have a fiduciary obligation in our dealings with the owner to exercise the utmost care, integrity, honesty, and loyalty, concerning her interests. Because we work for only one side of the transaction,this is called "SINGLE AGENCY." In addition, in our dealings with the general public who might become renters of the properties, we have a duty to them of honest and fair dealing in good faith, and we take these obligations, both to those owners (principals)whom we represent and to the general public (with whom we enter into negotiations on behalf of the principals we represent), very seriously. Some agents or principals will often convey a sense to a potential customer that they are acting on behalf of "both sides" of a transaction, perhaps even to the detriment of the principal whom they represent, in order to "close the deal and get their commission." This is often called by the "agent" in the marketplace, whether he be selling cars, houses, or time shares, "dual agency." We call it "double dealing," for that is what it is. Since we act exclusively as SINGLE AGENTS, this means that our fiduciary can be only to one side of a real estate transaction.

Just as you are engaged in the process of finding the "right house or apartment", we are bent on finding the "right tenant" for the owners for whom we act as agents. Essentially, Jacobson Management collects rents and deposits from a tenant which are then paid to the owner for the use of her real property. Fees for our performing real estate services are paid to us by the person for whom we are acting as an agent, whether that is a buyer, a borrower, or an owner of real property. In our years of experience of dealing with the general public we have found that most people we deal with, whether customers or clients, are "straight as a string," and, although all our contracts are ultimately written ones, in our negotiations, our word is our bond. Each Property listed here has a description of of the property and attempts to answer whatever questions people have most recently asked about this property.

 

1. Furnished two bedroom, two bath duplex at 1973 Nevada Court #D in Los Osos. $2000 rent. Two bedroom, two bath, duplex on the golf course in Los Osos. No dogs. Water, trash, sewer and gardener paid for by owner. Month to month contract. Available now.

We have a lovely two bedroom, two bath duplex located on the gold course in Los Osos.. It has washer, dryer, stove, refrigerator, dishwasher, and complete household furnishings, ready for you to bring your suitcase in and live there. The net rent is $2000 per month. (The rental contract will be written at $2100 rent per month. When the rent is paid on time, the tenant may take at discount of $200. This brings the net or discounted rent to $2000.) There is a view of Morro Rock, Morro Bay and the sandspit out the front windows. This duplex cannot accommodate dogs. The owner pays for the water, sewer, trash, and gardener for the grounds. This property abuts the golf course in Los Osos on the south, the open space to the west with the sand dunes to the north and west, and the bay is just steps away . It is the westernmost lot on Nevada Ct--(the next stop is China!!) There is no garage, but hidden, off street parking is provided for two cars. The deposit is $2,400. Move in costs, assuming there are no extenuating circumstances, are $4,400. This unit rents under a month to month agreement, and is located at 1973 Nevada Court in Los Osos. How to get there: Take Los Osos Valley road, going west, through "the beautiful downtown of Los Osos," (observing the stop lights and speed limit), of course, passing the intersections of Pine and Doris. The Monarch Grove School will loom up on your right hand side, and the next chance to turn right is Pecho. Do so. The first street you come to is Skyline Drive. Turn left and in a short ways you will come to a "T" at Solano. Turn right on Solano, and you will find that almost immediately you will be forced to turn left onto Butte drive. Do so. At the end of Butte you turn left onto Nevada Court, go as far as you can and on the right hand side you will see two long low buildings, one behind the other at 1973 Nevada Court. Apartment D is at the far (westernmost) end of the building you can see from the street at this address.

2. House in Los Osos. 3 bedroom, 1 3/4 baths. 2 car garage with automatic opener. Stove, refrigerator, dishwasher, washing machine and dryer supplied. $1480 per month. Security deposit is $1600. Private patio and yard behind house. Fenced. Well-behaved dog with references welcome with an additional $300 deposit.

The house for rent is all on one level. (There is a studio apartment above the garage with its own separate stairway entrance. This is NOT part of the house being offered for rent. The people who rent the house will share the use of the washer and dryer located in the garage with the tenants in the studio.) This is located within walking distance of Sweet Springs park and edge of Morro Bay.

The address is 1851 Don Avenue in Los Osos. To get there, follow Los Osos Valley Road to Pine Street (at the A frame Methodist Church. Turn right on Pine and drive to Henrietta.
